Searching for Properties on MLS
When you’re searching for properties on MLS, there are plenty of advantages to enlisting the experience and knowledge of a real estate agent. Specifically, they can set you up on a search through the MLS system that allows for pretty specific criteria.
Not everyone is aware of exactly how much you can actually search for on MLS through a real estate agent. Helping many condo & strata buyers, we are often asked to set much more specific search parameters than a house search. It can help our clients narrow down what they’re looking for.
Can you search according to building? Yes.
Steel and concrete buildings only? Yes.
We’ve created a list of things that we typically use to refine the results for clients searching for properties on MLS. Quick word of advice: if it isn’t an absolute must for you, then perhaps you shouldn’t include it, otherwise you may miss a great place that meets most, but maybe not all, of your criteria.
Things that CAN be filtered in a search by your real estate agent:
- Types of pets allowed
- Age restrictions
- Rental restrictions
- Parking availability
- BBQ’s allowed
- Number of floors in a building
- Number of units in a building
- Strata fee!
- A specific building name or address
- Which direction the unit faces
- Assessed value
- Steel & concrete construction
- Type of flooring
- Whether the building has an elevator
- Building amenities
- In-suite laundry
- Fireplace (how many AND what type)
It’s best to talk to a real estate agent early in the buying process, so you can get prepared before you find the property of your dreams, and don’t miss out to another buyer that has already narrowed their search, gotten pre-approved and has done an education tour to see what their options are.
