Open Houses: How to Prepare
If you plan to have your real estate agent host an open house to help sell your property, you will obviously want to make the best impression possible on any potential buyers coming through the door.
It is very important that all minor repairs be completed before the open house occurs (and ideally, before you even list your property!). Even a squeaking door can be a distraction to potential buyers.
Of course, another important goal is to make sure everything is clean and uncluttered. Also consider the lighting, dark rooms are often uninviting. Check that every room is well lit and that there are no burnt-out bulbs. This is especially important in naturally darker spaces. Even try adding a stylish mirror to reflect more of the natural light around the room.
If you have pets, consider taking them to a “pet day camp” or take them for a nice long walk in the park. Pets and open houses are rarely a good mix. You don’t want buyers with allergies feeling uncomfortable.
Wherever possible, remove personal items such as family pictures, trophies, toothbrushes, etc. Remember that buyers want to visualize themselves living in the home, and your personal items may become a distraction to that vision.
Finally, avoid being home during your open house. Let your real estate agent guide potential buyers and their agents through the property. It can often feel awkward for potential buyers to share their opinions if the homeowner is right beside them!
